Facilitating the First Phase of a New District Center in Grålum, Sarpsborg.
The municipality aims to develop Grålum with sustainable land use and environmentally friendly, safe, and efficient traffic flow, making it one of the municipality’s two district centers and an attractive commercial area. Bjørnstadveien 50 Del 1 is the first phase of a larger plan for Grålum, featuring a new office building of up to five stories. Additionally, the plan includes shared streets, public transport stops, and new connections.
The new plan is based on the winning proposal from a 2021 competition for the entire area. In the long term, the ambition is to facilitate the comprehensive development of an attractive and multifunctional district in Grålum, incorporating commercial buildings and residential areas that emphasize greenery and high-quality outdoor spaces—creating a place where people want to live and work. The project focuses on efficient land use, environmentally friendly transport options, and high environmental ambitions, with efforts underway to achieve BREEAM certification for the new office building.
