Feasibility study for the rehabilitation of a commercial building at Bryn in Oslo, originally designed and built for Kripos in 1999. Kripos will move out in 2025, and the building will be developed for a modern tenant market.
Rehab
The commercial building currently has a lifespan of only 25 years but clearly fails to meet the requirements and expectations of the tenant market. Its floor plans, social functions, and technical systems all have significant modernization needs. However, due to the building’s relatively short lifespan, many materials and structural elements are far from reaching their full potential lifespan, making demolition or disposal undesirable. The rehabilitation is therefore based on reuse and careful assessments of what can be preserved and upgraded.
Reuse
The project involves rehabilitation and partial interior stripping, with a focus on reuse and the preservation of suitable elements. By mapping reusable components within the existing building and assessing how technical installations can be retained, the project facilitates reduced material consumption and minimizes unnecessary waste.
Modern Work Culture
Studies of the existing building, along with the development of various scenarios and alternatives, have formed the basis for new floor plans and a partial reprogramming of the building. An inviting entrance area, new social zones, and an expanded staff restaurant, combined with open floor plans, create a modern workplace. The use of dark spaces and parking capacity has been optimized.
