Moerveien 11–13 is a residential development project centrally located in Ås, based on the guidelines from the zoning plan for the Ås central area.
The plan facilitates approximately 160 apartments. In addition, some commercial and shared spaces are made possible along Moerveien. The buildings will be five stories high in the east and north, tapering down to three stories toward the west. The project is designed as a large block that will provide spacious, bright, and attractive outdoor areas in an open courtyard. In accordance with the zoning plan for Ås central area, provisions are also made for a publicly accessible playground and a neighborhood park, with access from Moerveien and Sagaveien.
The architectural expression is inspired by classic, high-quality residential areas such as the garden city neighborhoods at Lindern, Lille Tøyen, and Ullevål, or the blocks at Torshov, Fagerborg, and Frogner. These are pleasant and popular places to live — areas that create safety, clarity, and a sense of belonging for residents, while also contributing positively to their surroundings. The aim, therefore, is to recreate some of the same qualities and atmosphere, but with a local adaptation to Ås.
